Upstairs, you’ll find a king bedroom with attached bathroom, a king bedroom, and third bedroom with two twin beds. The lower level features a queen bedroom and a sleeper sofa in the Movie Room for two additional guests. The home includes three full bathrooms: one ensuite in an upstairs king bedroom, another shared hallway bath upstairs, and a third full bath on the lower level. Please do not exceed the 10 person limit for safety reasons. Likewise, sleeping is limited to the beds provided, as couches are not intended for overnight use. We provide linens, towels, shampoo, conditioner, body wash so that is one less thing you need to pack! ~~~~~~~~~~~~~~~~~~~~~~~~~~ Wellness Amenities: Emberridge Retreat is intentionally designed with wellness in mind, giving guests a place to slow down and feel grounded. Here, you’ll enjoy: - A 6-person barrel sauna with sweeping views of the Shenandoah River (sauna is for adult-use only); - A calming yoga room stocked with mats, weights, sound bath bowls, a vibration plate, essential-oil diffuser, and more; - A soothing massage room with two massage chairs and a red light panel; - Spaces throughout the home perfect for meditating, reading, or simply pausing with a cup of tea and the view; and - A layout that balances peaceful solitude with inviting gathering spaces. ~~~~~~~~~~~~~~~~ Indoor Spaces: The ground floor was created for relaxation, connection, and conversation. No TVs on this floor - the stunning view is the only programming you'll need. Practice yoga or meditate in the quiet front room or move one room over to enjoy our massage chairs. Cozy up in the movie room in the lower level to stream all your favorites on the projector screen, or gather around and play cards or put together a puzzle on the table in that room. Refreshments are a step away at the kitchenette with beverage fridge. Please note that for guest safety, we do not allow use of the wood burning stove in the movie theater room. Please instead enjoy the fireplace in the dining room area. Go one level lower to find a huge game room and play area. The game room features a convertible pool/ping pong/table-top game surface, two car racing arcade games (the arcades are connected so you can race each other!), a basketball game, foosball, hook-y game, wall tic-tac-toe and more. If you'd like to catch the game while you play, the game room also features a 65" TV. A local muralist painted the design you will find in this space. In the adjoining room, you’ll find a play area designed for younger guests, complete with a play tent for pretend camping, rock climbing wall, chalk wall, and toys and books for imaginative play. This space is a converted garden shed, and while it is insulated and heated, it can feel cooler than the main house - something kids often enjoy as part of the “camping” feel. ~~~~~~~~~~~ Inside and Outdoor Dining (w/ complimentary coffee and tea): The dining table seats 10 and the chairs at the kitchen island fit another 2. The kitchen is fully stocked so that you can cook as much or as little as you like and a dishwasher so someone else can clean the plates! We supply the house with a starter pack of paper towels, toilet paper, laundry detergent, dryer sheets, coffee pods, trash bags, sponge, etc. We provide a Keurig duo coffee machine, water kettle, and french plus, plus complimentary tea and K cups as well. Our outdoor dining seats 10, overlooks the Shenandoah River, and features a Weber grill. End the night with fireside chats around our inviting firepit. ~~~~~~~~~~~~~~~~~~~~~~~~~~~ Water Equipment and Yard Activities In the garage, you will find a giant edition of Connect Four, giant edition of Jenga, and Corn Hole to play in the yard. Guests are welcome to enjoy the inflatable kayak, paddleboard, and tubes, along with life jackets of various sizes provided at the property, along with community access to the river. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Community Pool and River Access The community pool opens May 23 through Sept 7 and is a great spot to relax or cool off. Please note that pool access is limited to up to 10 guests at a time, per community rules, and lifeguards are on duty during operating hours. The community pool is located at the front of the neighborhood and is a short 4 minute drive. River access is available to guests. The River access is a short 4 minute drive from the property. Guests will be provided a key to access the gated community river area. Please be sure to lock the gate after entering and exiting, keep the parking pass visible in your car, and return both the key and pass at checkout. A $50 fee applies if either item is lost, missing, or not returned at the time of checkout. Please note that both the pool and river access are shared community amenities located within a private neighborhood and are not on the property itself, and may also be used by other community members. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Lastly, thank you for reading this far. House Rules that guests must state in booking that they agree to: Maximum Occupancy: The maximum occupancy of the property is 10 guests. Please do not exceed this limit for safety reasons. Likewise, sleeping is limited to the beds and the sleeper sofa provided, as couches are not intended for overnight use. Septic System: Our property is on a septic system. Please only flush toilet paper and human waste down the toilet as any other item can damage the septic system and possibly get into nearby waterways. Well Water System: Emberridge Retreat is on a private well system. The water is safe to bathe in but we kindly ask that you be mindful of water use. Avoid running multiple water-heavy appliances at the same time. Smoking/Vaping: Smoking and Vaping are allowed only in outdoor areas, and please dispose of cigarette butts properly. So that everyone can enjoy the property, please do not smoke inside the home. If we determine smoking was done within the home, renter agrees to pay $250 charge for additional cleaning. Playroom: Please be advised that the rock climbing wall is a recreational feature that come with inherent risk. Guests engaging in these activities do so at their own risk, and we recommend appropriate supervision, especially for children. Pets: We welcome up to two well-behaved dogs with prior approval by owner. Please list your breed, size, and behavior of dogs in your reservation. Unfortunately, certain breeds and sizes aren’t covered by our insurance and can’t be accommodated. Pets must be house-trained. Pets should not be left unattended in the home for long periods. Please keep pets off furniture and beds, and recommend bringing their own bed or crate. Due to family allergies, we charge a fee of $60 per pet, per stay for additional cleaning that may be necessary. Guests traveling with pets acknowledge that additional cleaning fees may apply. Please clean off paws before pets come back inside to help protect floors, rugs, and furniture. Please help us keep the property clean by picking up after your pets. Be sure to bring your own waste bags. River Equipment: Guests are welcome to enjoy the kayak, paddleboard, tubes, and life jackets provided at the property. Before use, please carefully inspect all equipment for any holes, damage, or excessive wear. While we want everyone to have a great time, safety comes first. Please wear life jackets at all times, stay within your skill level, and closely supervise children around water. By using this equipment, guests acknowledge and accept responsibility for their own safety and any associated risks. No glitter, confetti, kinetic sand, or similar substances that hang around long past checkout please. No candles, open flames, or incense in the home please. Parties/Quiet Hours: Parties and events are not allowed. Please respect the tranquility of the neighborhood by keeping noise levels to a minimum from 10 pm to 7 am. Winter Weather: Emberridge Retreat is located on mountain roads that can be challenging during winter weather. The roads within our community are privately maintained, not serviced by the county, and plowing, salting, or cindering may be delayed or may not occur. Guests are responsible for ensuring safe access to and from the property. Four-wheel drive or all-wheel drive is strongly recommended, and guests should bring snow chains during winter months. Guests are also responsible for clearing snow from the driveway to get their car out; a shovel is provided in the garage. We strongly encourage purchasing travel insurance to cover weather-related disruptions. No refunds will be issued due to weather conditions or road accessibility unless it falls under the Emergency Cancellation Policy of your booking platform.
